Payment and Lien Waiver Protection
Procore Pay protects subcontractor lien rights by using a locked-until-paid logic. Unconditional lien waivers are only released once a payment successfully reaches the subcontractor's bank account, simplifying the invoicing process while maintaining absolute security.
Things to Consider
All unconditional waivers remain locked until the ACH transaction is fully confirmed by the bank.
Signing waivers during the invoicing stage does not risk your lien rights, as the "Completed" status is the only automated trigger for release.
The lifecycle provides a clear record of when funds were sent and exactly when the waiver was released.
How Your Waivers are Unlocked
To protect your business, Procore uses strict controls to determine when a waiver is released.
Automated Unlocking
Procore monitors the ACH transaction automatically. The system only triggers the "Unlocked" status when it receives confirmation from NACHA that funds are in your account.
Manual Unlocking
If you receive a payment outside of the Procore Pay platform (an "off-platform" payment), the waiver can be released manually:
Authorized Signer: An eligible waiver signer from your company must log in to Procore.
Manual Action: The signer must manually select the option to unlock the waiver within the platform.
Security and Control
General Contractors (GCs) cannot grant themselves the permission to unlock your signed waivers. Control over the lien waiver remains entirely with you until payment is confirmed or you choose to release it manually.
Note: If a payment fails, your waiver remains locked to ensure you do not lose your lien rights without receiving payment.
The Procore Payment Lifecycle
Payments move through a clear, auditable lifecycle. Your unconditional lien waiver remains Locked until the "Completed" status is achieved, which is directly tied to a successful ACH transaction.
